Water Damage Repairs

How to Fix a Drippy Faucet - House Repair Tips

The primary cause of faucet leaks or drips is a bad rubber washer.Sometimes the bad washer is accompanied by a bad faucet seat as well.In single handle faucets the cause is the same, the solution is different.

The small rubber parts that seal the water in your faucet wear out. They get crushed between the faucet stem and the seat over and over again, and as they age, they get crushed harder and harder as you tighten the knob tighter and tighter to make it stop dripping.Name brand newer faucets have attempted to solve this problem by making ever more complex stem systems, but they are nonetheless dependent on rubber seals to stop the water.

This article will address the older style, two handle faucets, and touch on the newer two handle styles as well.Single handled or lever type faucets will be looked at in a future article.

Older two handled faucets use pretty much the same style of stems, all based on the Price Pfister design. There are variations, but the principle is the same. The knob is attached to the stem. When you turn the handle, the threaded stem moves up or down inside the faucet body.

At the end of the stem is a rubber washer. When turned all the way in, the rubber washer seals against a brass seat which has a nice edge on it to ensure a good seal.Over time the rubber gets brittle and breaks, gets crushed so hard against the seat that it cuts, or just gets so pitted that it won't seal any more.

To solve the leak you will need the following tools:

1. A screw driver to remove the handle after gently prying out the button which covers the screw.

2. An adjustable wrench to remove the stem.

3. A faucet seat tool, available at most hardware stores for around $12.00. Pick it up when you go to get the parts.

Turn off the water by closing the angle stops under the sink.By turning off one side at a time, you will be able to determine which one leaks, but I always just replace them both.

Once the water is off, open both hot and cold sides to bleed off any water still in the lines, then remove the knobs.I always put the screws in the knobs and set them away from the sink.

Next you will remove the stems using the adjustable wrench and turning counter clockwise.Be sure to save the nylon washers which seal the nut to the faucet body.

Once you have the stem out, you can look at the rubber washer on the end.Notice how it's all messed up?Next stick your pinky finger down into the hole the stem came out of.You will notice a rimmed seat the rubber closes against. The top edge of the seat should be smooth. If it is rough or has chips in it, you'll need to replace the seat too.

Inspect the end of the stem.If the brass is damaged, you will need to buy a new stem.If this is a newer model faucet, the rubber will be facing up and caged inside the stem assembly, and the stem closes against the rubber. In that case there is no seat.

In plastic faucets, there are a number of different stem designs, but once they start to drip, you basically need to replace the stem cartridge.

In all three cases, I recommend you take the old parts with you to the hardware store, in order to ensure you get the right parts.

When you get back, reassemble the faucet in the reverse order. If you need to replace the seats, they come out by inserting the tool through the hole in the middle and turning counter clockwise. For some reason they always seem to have been installed by Hercules. When you put the new ones in, make sure they are set tight.

After reassembly, remove the aerator from the end of the faucet arm. Then turn on the water and check to see that the drip is cured.Let the water run for a minute while you clean the aerator.Reinstall the aerator after it is clean.

Now you know how to fix a drippy faucet! You don't have to pay a plumber or handyman to do it for you.You have saved $80 or $100 or so, so you should be proud of yourself. Now you can splurge on a new pair of shoes or a new fishing pole.

Property Inspections Are Important

Purchasing a home is quite possibly the biggest physical investment the average person will make in their lifetime. We pay mechanics to examine the insides of our cars, so why not pay an expert to examine the insides of our properties (certainly a far more valuable asset)? The cost is generally in the low hundreds, but could end up saving you thousands. A pre-purchase building inspection could also see the price tag lowered on your dream home.

A property inspection involves a qualified professional thoroughly examining the building for defects and structural problems. Such defects could include water damage as a result of shower leaks or any other leaks, termite damage, timber decay, moisture in sub-floor, poor brickwork, cracks in bricks and walls, roof and footing defects and any other structural problem that may exist. A property inspector can also check for illegal building practices.

All potential home buyers should arrange a building inspection before purchasing property. Of course there are already enough costs associated with buying a house, but it works out a lot cheaper in the long run if you discover a termite infestation or shonky brickwork before signing anything. Building inspections are also useful for settling disputes between neighbors about possible construction work damage, as well as buyer and seller disputes.

Quality property inspection companies will also offer additional services such as pest inspection. A pest inspection may reveal unwanted guests such as cockroaches, mice and wasps nesting in a hidden location. Or worse: termites. Termite damage has the ability to destroy houses before a problem is even realised. Unfortunately they are usually not visible to the naked eye. This is where additional pest inspections can really come in handy.

All good inspection companies will use moisture meters, listening devices, and most importantly, a thermal camera to seek out potential termite infestations. Basically, this camera will detect higher temperatures within the walls of your home, which indicates that termites may be nesting in these areas. Pest inspections will also reveal whether there has been past termite activity in the building.

Some things to check for before buying a house include moisture and mold on walls and ceilings, flaking paintwork, rotting timber and cracks in brickwork and walls. However; arranging a building inspection is the best way to get definitive answers and repair quotes. A good building inspection company will offer a detailed report citing the damage found and estimate repair costs. Images of the defects and expert advice are an added bonus. Make sure that the property inspectors you hire are licensed and have their own indemnity insurance.

Carpet Damaged At Threshold

Drywall Repair - DIY Vs Hiring a Drywall Repair Specialist

Drywalls are common finishes used in the interior of homes whether in New York, or other cities in the U.S. No modern home could ever have been built without it. Though the building material has been manufactured to be tough, it is still not totally safe from any damage. Different levels of finishing, thickness and treatments that come with it offer various levels of soundproofing, fire resistance as well as impact tolerance. The extent of the drywall repair will be dependent on the degree of damage.

Also known as gypsum board, any damage to it is commonly remedied through homeowners doing the drywall repair themselves or hiring a pro. Though both options do have their benefits, they also have drawbacks. So when faced with any damage, it pays to carefully consider which alternative is best for your circumstance.

DIY Drywall Repair

Other than saving on the overall cost of the project, what drives many homeowners to do things themselves is the feeling of satisfaction upon finishing off the task successfully. Resources on the topic are abundant and you can easily look up helpful articles ad instructional videos about it in the World Wide Web, and even offline through magazines and books. The task is fairly easy if you are dealing with minor drywall repair involving slight dents, or small holes.

Just like other home improvement and maintenance project, the problem you would have to face if you try to handle the drywall repair on your own is the risk. Without any experience and skill, the risk of committing any mistake and thus sacrificing the quality of the result is huge, especially in cases where the damage is extensive. So if you think you are not up to the job, then better let the pros handle the work.

Drywall Repair Specialist

The factor that makes many homeowners cringe at the thought of acquiring professional help is the cost of labor, making up for the considerable difference when you think about how much the materials would cost. A hired drywall repair specialist, though, would save you time which you could choose to spend doing more important things. Equipped with the right tools and quality materials, you would not have to bother rummaging through the shed to look for tools.

In areas where guests are entertained like the living area or the kitchen, it pays to maintain their attractiveness. The smallest flaw could really take a toll in the area's appearance, and what more if there is a gaping hole on the wall? With a drywall repair specialist to do the job for you, the project results would be seamless and noticeably better; and a lot faster letting you enjoy the results in the shortest wait.

Drywall repair takes some practice and ample skills to produce results wherein the damage would seem to not even have existed. So when faced with any drywall damage, you have to weight your options carefully. The thing that you think might save you more could even cost you more.

Two Keys to Overcoming Shyness Immediately

Have you ever been in this situation?
You're surrounded by strangers. Interesting looking strangers; a cool guy, a happening girl. You want to spark up a conversation...but...somehow...you just can't!

Words fail, your mind goes blank. You might even break into a nervous sweat, your hands begin visibly trembling. Instead of opening up the door to an interesting conversation, or possible even a lasting friendship or meaningful relationship, you clam up. And it kills you! You're dying to speak, to mention something that just happened right in front of both of you, to ask for the time, to say anything just to break the ice and end your self-imposed vow of silence. You try with all your might, but your mind is a blank slate and now it's too late. The moment has passed, they've moved on. You've now got plenty to say but nobody to say it to.

What is the key? What's the big secret? What does everybody else seem to know but you?

There is no secret!
There are two things I can tell you right now that will save you a lot of heartache. (There are a lot more tips, more to follow.) Your first mistake was blowing the moment completely out of proportion. You took an ordinary situation and built it up in your head until there was no way out. By the end of the above scenario, if the person actually turned to you and spoke you probably would've blushed and blurted out something like this:

Seemingly Interesting Stranger
: Hey, did you just see that three legged dog driving a giant cigar? What was that about?
You: Oh, um, yellow. He? I mean Hi. Geez, is that the time?

This is followed by the sound of you, running for the hills.

What made you react this way? What could you have lost by opening your mouth in the first place? Nothing! You were afraid, and your fear was completely unjustified and self-imposed. That fear came from inside of you and nowhere else; this means you have the power to control it. The first thing you need to realize is that there is nothing to fear! Well, if the person you want to speak to is holding a hunting knife and staring at you with dilated pupils that might be a different story. If this happens to be the case, stick to your original plan of running for the hills.

Even just being able to identify this as an obstacle is a lightening of the load. Overcoming this fear is really a very simple task now that you know it exists. You have nothing to fear, ever. It's that simple. It doesn't matter who's standing beside you that you'd like to talk to. Is it the morning weatherman from your local news channel? It's just a person! A man in a leather jacket? Also just a person! A cute girl? Person! A knife wielding maniac? ...I digress. Some of these people are nice and open to conversation, some are complete assholes, but they're all just people. Imagine if the situation was reversed and you were standing on the corner, looking seemingly interesting, and hearing their thoughts. There would be humming and hawing rolling through that head, and fear! They're afraid to speak to you! Honestly, if you heard this you'd think they were crazy. Fear is the first key. It might sound easier said than done, but it isn't.

The second key is just as simple; have something to say. Preferably something to say that's interesting, not lame small talk about the weather. Humor is your friend here. We're not talking dumb one-liners, real spur of the moment humor. A lot of people consider small talk stupid, dull, moronic and redundant...and they're usually right. How many times have you had to listen to meaningless blather like this:

Uninteresting Stranger: Sure it hot today, huh?

You: Sure is."

Uninteresting Stranger: Gonna be hot again tomorrow too.

You: Oh really?

Uninteresting Stranger: Yup. Real hot.

You: Hmmm.

Uninteresting Stranger: That's right. At least as hot as today.

You: *unintelligible grunt*

Uninteresting Stranger: Always hot in the summer though, you can count on that.

You: Geez, is that the time?

Uninteresting Stranger: Yup, some time as yesterday, when it was just about as hot as this.

This is followed by the sound of you, running for the hills.

There, in a nutshell, are two important keys to overcoming shyness.

Find Out Why You Believe in Your Religion

Whenever I ask someone involved in a religious organization, the question, do you really believe in your religion? Most of these people will often answer would be yes and start their religious conversion. Some of these people can become very intrusive if I don't stop them soon, very few of these people listen with an open mind.

I have talked to quite a few men and women about their beliefs over the years and still find it hard to believe that most of them live a life of faith with very little understanding or education about their religion. Now some strong believers might take offense to that statement, while others will listen to what I said and start doing a little more research on their religion.

Most of these religions throughout the world make perfectly good sense to their followers and I understand the reasoning behind some of them, it's all they know, everyone around them believes in the same religion and they get some sort of happiness and joy from it.

It's not hard to imagine a young child, walking around with strong religious beliefs if their parents are strong believers in it also. These children grow up and eventually train their children to follow the same path of their parents. Our children should be able to choose, what they will believe in, by the time they are adults.

This is a natural process of life, your parents learned from their parents and whenever someone asked them a question that they really couldn't answer or were uncomfortable answering, they can always reply with, I'm living a life based on faith or you just have to believe. You have to believe that someone is looking out for you and taking care of you. Most of these people think that something else is responsible for the events that take place in their life.

Is it possible for people that live a life of faith to educate themselves about their religion, to find the origin and maybe the destination of their religions. Could these people actually assume responsibility for their choices, whether they're good or bad. It's often hard to listen to somebody tell me that some evil entity made them do something bad. These people are easily convinced by others who agree with them and support them with their statements and beliefs. This seems to be where the biggest problem lies.

Once the people around us support our beliefs, they soon become realities in our lives. These realities will be transferred to others around us and give them support eventually about their beliefs. It's like a vicious circle that never ends. One believe supports another belief, until it's a fact.

Education is the path to freedom and will soon deliver the students from religious bondage. Someone a long time ago said," Seek and You Shall Find, Knock on My Door and I Will Open It.
